Introduction
Our single storey 2 bedroom cottage is situated in a rural location on the edge of the village of Crakehall near Bedale, North Yorkshire. It is one of 3 holiday cottages in the grounds of the owners home. We have tried to provide as much information as possible in this statement, but if you have any queries please do contact us and we will do our best to assist.
Pre-Arrival

- The nearest bus stop is approximately 300 yards away.
- The nearest mainline railway station is Northallerton 8 miles away. There are accessible taxis at the station.

Arrival & Car Parking Facilities
- There is a car parking area with enough room for 2 cars. Additional parking usually available by prior arrangement.
- The car parking area is gravel and on a slight slope.
- The front door to the cottage has 2 steps up. 1st step: 22 cm high, 30cm deep, 110cm wide. 2nd step: 24 cm high inc threshold strip, 15cm deep over threshold, 80cm wide. A hand rail is fitted to the exterior of the building to the right of the door. Door hinged on the left. The door is 84cm wide.
- Parking is approximately 30 metres along a gently sloping gravel path from the entrance. We can make arrangements to park approximately 20 metres away from the entrance door if this would be helpful. Please advise
- The parking area and path is lit (action motivated) and we provide a torch.
- The outside light beside the entrance door is switched on inside the cottage from the hallway and is action motivated. The outside light by the back door is switched on from inside the kitchen.
- The key for the door is given to you by the owners when they meet you and show you round the cottage or alternatively arranged in advance A map showing the location of the cottage is shown on the Contact page on our website, www.crakehallwatermillcottages.co.uk Guests are welcomed from 4pm on their arrival day (and we ask that guests leave our cottages by 9am on their departure day unless a later time has been arranged).
General Information
- The cottage has carpets in the hall, bedrooms and sitting room. Tiled floor to bathroom, vinyl floor to kitchen and dining area. There are 2 mats inside the front door and back door.
- The sitting room is to the right of the front door and the kitchen / dining room is beyond. There is also an external door from the kitchen. The bathroom, twin bedroom and double bedroom are also accessed from the hall.
- Heating is by electric storage heater throughout. There is an open fire (with fire guard) in the sitting room, additional panel heater radiators with theromostats in the kitchen and sitting room, and additional heating in the bedroom, and bathroom at head height . An initial supply of fuel for the open fire will be provided in the sitting room. Additional supplies of fuel for the fire are available from the owners or from local outlets (Bedale or beyond)
Sitting Room
- Doors 76cm wide.
- Two 2 seater fabric covered settees, a side table with lamp, coffee table, corner TV unit with lamp (TV with DVD) & standard lamp.
- Lighting. Central pendant light, standard lamp, table lamp.
- There is limited clear space of doors and furniture.
- Flooring is carpet, pale gold.
- Furniture is moveable
- Portable CD/radio.
- Fireplace has a wooden mantel and stone hearth. Also a fireguard.
Kitchen/Dining Room
- Door from sitting room 76cm wide is in direct line of the door from the hall. Kitchen area to left and dining area beyond
- The worktop height is standard.
- Double oven with solid plate hob also has grill in top oven. Top oven / grill door drops down, main oven hinged left.
- Kitchen unit and appliances fitted in U-shape. Single stainless steel sink in front of window with left drainer, is standard height with cupboards underneath and to left and right.
- Standard size dishwasher to left of oven.
- Lighting is recessed in ceiling. Electric extractor fan in ceiling.
- Limited space between all furniture and worktops.
- Flooring: pale coloured vinyl with slip resistant surface. Good contrast between floor, cupboards and other surfaces.
- Fridge with freezer above.
- Microwave
- Dining table and 4 chairs – moveable.
- External door, 83cm wide, for access to bins, recycling boxes. 2 steps up from outside. 1st step: 23 cm high, 30cm deep, 110cm wide. 2nd step: 24 cm high inc threshold strip, 15cm deep over threshold, 80cm wide. There is no hand rail. Door hinged on the right (entering from outside).
Double Bedroom
- Door 76cm wide.
- King size bed, 150cm wide, with iron headboard and footboard.
- Bed height 24cm floor to top of mattress.
- Non feather duvets and pillows provided.
- Largest transfer space available left or right of bed is 2 metres.
- Bed is moveable, but heavy. Please ask for help if you wish to move the bed to gain more space at one side.
- Chest of drawers is 90cm high. Bedside table is 68cm high.
- Largest free space clear of doors and furniture is 200 cm x 200cm.
- Lighting. Central pendant light and 2 bedside lights.
- Flooring. Mid green short pile carpet continues down hall.
Twin Bedroom
- 2 single beds, 90 cm wide, iron headboards and footboards.
- Bed height 24cm floor to top of mattress.
- Non feather duvets and pillows provided.
- Largest transfer space available left or right of bed is 60cm.
- Beds moveable, but heavy – please ask if help required.
- Chest of drawers is 97cm high. Bedside table is 24cm high.
- Largest free space clear of doors and furniture is 90x90cm.
- Lighting. Central pendant light and 1 bedside lights on bedside table between beds.
- Flooring. Mid green short pile carpet continues down hall.
Bathroom
- Door is 66cm wide
- Flooring is tiled with a bath mat.
- Bath with flexible shower over and hinged glass shower screen. Slip resistant bath. Integral bath grips on both sides and grab rail above bath.
- Free space in bathroom free of doors and furniture is 100cm x 50cm.
- Toilet seat is standard height.
- Space to right of toilet is 75cm, small space available to left of toilet.
- Wash basin on pedestal.
Grounds and Gardens
- Garden area with moveable table & chairs to the side of the property. BBQ available.

- Complimentary Wi-Fi. Password provided in in Guest Information file in cottage.

Arrival & Car Parking Facilities
- There is a car parking area with room for 2 cars. Additional parking usually available by prior arrangement.
- The car parking area is gravel and on a slight slope.
- Parking is approximately 30 metres from the entrance door across the car parking area and the gently sloping gravel garden path. Arrangements can be made to park approximately 20 metres away from the entrance door if this would be helpful.
- The parking area and path is lit (action motivated) and we provide a torch.
- The path is also lit by a light outside the patio and the front door. When the front door light is switched on it is action motivated. Switch for both lights is inside the entrance hall & for the patio there is an external 2-way switch on ext the rear wall of the cottage facing the car parking close to the gable end of the building.
- The main entrance to the cottage into the hall has 1 step up 21 cm high inc threshold strip, 35cm deep, 94cm wide. A hand rail is fitted to the exterior of the building to the right of the door. Door hinged on the left. Arrangements for the front door key are made with you prior to your arrival. The key to the double patio doors will be inside the cottage for you. A map showing the location of the cottage is shown on the Contact page of our website www.crakehallwatermillcottages.co.uk Guests are welcomed from 4pm on their arrival day (and we ask that guests leave our cottages by 10am on their departure day unless a later time has been arranged).
General Information
- All the doors are 90cm wide except the 2 French doors to patio which are each 72cm wide.
- Wooden floor in hall, kitchen/living room. There is a mat inside the front door and patio doors. From the entrance hall, the living room / kitchen is to the right, the shower room straight ahead and the bedroom to the left.
- Heating is by electric storage heater in the hall and living room. There is a calor gas log effect stove in the living room. The shower room has automatic underfloor heating and heated towel rail. Bedroom has an electric heater with timer thermostat. Written instructions provided in the Guest Information folder in the cottage.
Living Room / Kitchen
- Wooden floor with mat in kitchen area and short pile rug in front of the fabric covered settee. Furniture: Dining table, with 4 legs, 2 dining chairs with seat pads, a tub chair, 2 side tables, standard lamp, Smart TV and radio. Window seat with cushion. French doors to patio.
- Wall lights with dimmer switch.
- Furniture is moveable. Ample free space clear of doors and furniture.
- Kitchen Area to left as you enter living room
- The worktop height is standard. Single built in oven with integral grill. Hob with 4 solid plate rings above. Oven door drops down. Microwave – door opens to left.
- Kitchen unit and appliances fitted in L-shape. Single stainless steel sink with left drainer is standard height with cupboards underneath and to left and right.
- Built in dishwasher to left of sink.
- Lighting: recessed in ceiling and also under wall cupboards and with extractor fan over hob.
- Good colour contrast between floor, cupboards and other surfaces.
- Built in fridge with freezer box. Access to additional freezer space if required.
- French doors to paved patio: 2 steps down. 1st step 8cm high, 2nd step 18cm high, 30cm deep, 1.6m wide. There is no hand rail. Door hinged left and right.
Double Bedroom
- Laminate floor with bedside rugs with slip resistant underlay.
- King size, 150cm bed wide, with iron headboard and footboard.
- Bed height 24cm floor to top of mattress.
- Non feather duvets and pillows provided.
- Largest transfer space available left or right of bed is 90cm.
- Bed is moveable, but heavy. Please ask if help required to move the bed for more space at one side.
- Chest of drawers 120cm high. Bedside tables 40cm high.
- Largest free space clear of doors and furniture is 200 cm x 200cm.
Shower Room
- Slip resistant tiled floor.
- Corner shower unit with electric shower. Shower switch, pull cord, in shower room to left of shower. Slip resistant base to cubicle.
- 15cm step up to shower cubicle with 2 sliding doors.
- Free space in bathroom free of doors and furniture is 1 metre by 0.5 metres.
- Standard toilet seat height.
- Space to left and right of toilet is 60cm.
- Wash basin on pedestal.
Grounds and Gardens
- Paved patio with moveable garden furniture 2.4mx2.4m. Lawn beyond. BBQ available.

- The front door to the cottage is 83cm wide, left hinged and has a small step over the threshold strip. There is no hand rail.
- Parking is approximately 20 metres along a gently sloping gravel path from the entrance.
- The parking area is lit by the external light of the cottage. We also provide a torch.
- The outside light beside the entrance door is switched on inside the cottage from the hallway.
- The key for the door is given to you by the owners when they meet you and show you round the cottage or left in the key safe by prior arrangement. Guests are welcomed from 4pm on their arrival day (and we ask that guests leave our cottages by 9am on their departure day unless a later time has been arranged).
General Information
- The cottage is accessed from the upper ground floor level. 2 bedrooms are on this level, the 3rd bedroom is up 4 steps,17cm high x 24cm deep x 140cm wide with handrails to an upper landing. The living room and kitchen are accessed by a flight of stairs from the upper ground floor landing comprising 4 steps down to a small half-landing then 9 steps down to the living room on the lower ground floor. Each step is 19cm high x 26cm deep x 80cm wide. There is a hand rail on the right.
- Floor surfaces. Stone tiled floors in the entrance hall, carpets in the bedroom, landing and stairs, tiles and vinyl in en-suite shower rooms, wooden floors in the living room and kitchen. There are mats inside the front door and patio doors.
- There is also an external door from the living room onto the main paved patio area and from a bedroom onto the upper patio. Patios are connected by external flight of steps with handrail. Underfloor heating throughout. Individual room thermostats. There is a wood burning stove (with fire guard) in the living room,
Living Room incorporating Dining Area
- Accessed via the internal or external stairs. Door to kitchen.
- Two 3 seater fabric covered settees, 2 additional sitting room chairs one of which has a higher seat than the settees, coffee table, side table with lamp, corner TV unit (TV with DVD) & standard lamp. Dining Area. Solid Ash table with 4 legs. Seats 6 comfortably can extend to seat 8.
- There is limited clear space of doors and furniture in dining area.
- Flooring is solid, oak
- Furniture is moveable but dining table heavy. Please ask us for assistance.
- I pod docking station
- Wood burner with fire guard stands off wall and projects into room. Glass fire hearth projects 60cm beyond.
Kitchen
- Accessed from the living room.
- The worktop height is standard.
- Units fitted in U shape. Large fridge freezer to left as enter kitchen, then fitted single oven with grill, door drops down. Fitted microwave oven above, door left hinged. Built in induction hob to right. 1 ½ stainless steel sink in front of window with right drainer, standard height with cupboards underneath and to left and right.
- Standard size dishwasher and front loading washing machine.
- Lighting is recessed in ceiling, also under units, and with extractor hood above hob.
- Wooden floor, grey/green units, oak-laminate tops.
- Mat in centre of kitchen.
Double Bedroom to right of front door when entering the cottage
- Accessed from the entrance hall
- Door 76cm wide.
- King size bed, 150cm wide, with fabric headboard. No footboard.
- Bed height 24cm floor to top of mattress.

- Largest transfer space available left or right of bed is 200cm.
